Scarce Land Type
The bluffs along the Mississippi River in this part of the country provide awe inspiring beauty. Acquiring bluff land along the river has become very difficult as demand has increased and more and more parcels are purchased by land trusts and other conservation groups. This particular tract overlooks Big Lake, a large body of water in the river basin, and the Minnesota bluffs on the other side of the river. At over 500 feet above the river, it is one of the highest points in the area. There are very few accessible vistas of this splendor and magnitude along the entire river from Minnesota to Louisiana. Its features make it a true trophy property.
Buffalo County is one of the last county's along the river in the bluffs area to have modest zoning requirements for residential development. There is increased discussion of changes being enacted by 2010 to more closely parallel neighboring counties, including increasing minimum lot size to 10 acres. There is precedent that could 'grandfather' existing lots if such changes are made, thereby increasing the value of the 25 home sites already established on the Property as other agriculture zoned properties in the county would not be able to subdivide to this density.
